4 Steps of a Crawl Space Encapsulation

Step 1: Fix Groundwater Leakage

Install a reliable and efficient sump pump system with an airtight lid, floor drain, pump stand, and alarm system to ensure any collected water will be safely and effectively pumped away from the crawl space.

Install buried downspouts to divert water away from the home's foundation to protect the soils surrounding your home from excess moisture.

Step 2: Isolate the House from the Earth

Install a durable and antimicrobial treated vapor barrier to stop water from flowing up or through the walls of your crawl space and protect against mold growth. Include a drainage system underneath the barrier so that water will flow away to the sump location.

Step 3: Seal out the Outside Air

Seal all vents! There is no need for airflow in your crawl space. Install an airtight, watertight, and ultradurable crawl space door that won't ever warp or deteriorate overtime.

Step 4: Keep the Crawl Space Air Dry

Even though the crawl space is now sealed off, it's inevitable that air will still infiltrate. Install a dehumidifier and air purifier to ensure dry and healthy air. Add a radiant heat barrier insulation to make the area as energy efficient as possible.
